im renoing my basement and i want to change the floor plan around and hopefully add a laundry room and possibly a 1/2 bath (sink and shitter) . can you guys and gals play with this plan i made.
the red lines are structural walls, i can live with teleposte's wrapped in dry wall for the open feel and the green can be removed.

Do you have Microsoft Visio by any chance - you can do basic floor plans in it - some dimensions would also help other with your renovations. I actually look at plans all day for a living - so I might be able to assist with some more info. Also how about door and window sizes - of course your going to need a Building Permit unless you are just painting and intalling new flooring. Lots of people don't get the proper permits - I warn against this as the insurance companies, and when you sell in the future, are checking with the Municipalities for proper permit.

1st and foremost, is your basement dry? whats above the green X area? how deep is your basement now? is it concrete,dirt? how much room do you have ( own ) around the perimeter of your house, do you guys ever get twisters?

my house is a bungalow ,my basement is cement but i have to brake most of it up due to frost heave, we have never have had any water down there, the green areas are not structural, we dont get twisters here.

foundation is fine - just the slab is heaving I assume. Now where are these teleposts? or are those bearing walls? something doesn't seem right to me... most bungalows have a single beam supported by teleposts or a bearing wall that carries the floor joists - not usually 2 bearing walls. Just my 2 cents. Is that a catalog order Eatons house? Lots of them in Sask were...

from what we were told the orig house was built around 1910 and the rest was added over the years.
yes there are 2 load bearing walls, i was thinking of removing one of the walls and putting in teleposts to retain the structure.

I have a similar shaped basement besides mine is a true rectangle. I have done about a 30$ finsihs on mine, I can take pics if needed even though it is a mess.
From your plans, I would make your washroom/bathroom all by the furnace/stairs. This will open up the rest of the basement for living space or a large tv room, etc. Be careful though removing those support walls. If you do, you will need to have either a steel I beam/a double/triple homemade 2x12 wood beam/or pre-engineered beam on top of your support posts. If your floor joyces overlap, that is really where you want to put your beam so it supports both sides. In your case, you may not be able to do that as you current center walkway is the middle and you would have a beam right in the middle, but then it wouldn't matter too much if you are opening it up. Or you could possibly make two beams for each side if need be. I would also wrap your posts in wood, they would be more durable as they will get much more abuse than you would ever think, drywall will chip/break easily. I have built my walls, covered with drywall and painted. I will be wrapping my steel I beam in a wood frame then covering in drywall. My ceiling is still a toss up between a drop ceiling or just cleaning up all wires, then painting black and adding lighting. Sounds like you got a job ahead of you, been working on mine for almost 4 yrs now...maybe someday I'll finish it. Also be careful if you have to have inspectors come in....they will nit pick everything and make you too it to a T. I've done everything myself little at a time so I'm gettin away with possible little things.
