Gary you've pointed out three of the reason i have not rented a work space
1. The rent can be used on parts
2. where are the tools i need when i need them
3. If i have to commute there how much time will i actually spend there working
as you've said these are extremely important factor to consider Thanks for sharing your experience and financial figures (mine in Toronto would be a LOT higher for the same time though)

4th thing is to consider is the type to mod you want to do and what kind of work space that will require.In my case,if it had been not a high top van(that is a critical part of my project that is needed),I could have rented a normal resident garage height door/garage work space which is much cheaper.Even a regular van lifted on the rims will fit under a door like that.Chops had his lifted a ton and got it threw a normal door on the rims.
